Building Permits
You need a permit for any work exceeding a cost for $100.00 with some exceptions. Please call the Community Development Department at 229-276-2915 to inquire about permit requirements.
The need for building plans vary with the size, scope, and complexity of the project. Smaller jobs may only require a verbal description of the work proposed. Larger jobs often require signed, stamped plans from a design professional.
Yes. The placement, size, and type of sign varies from zone to zone. Refer to Municode, Appendix A (Zoning), Articles IX (Signs).
Yes. Building permits are required before work is started. This allows Code Officials the opportunity to be sure that all code requirements are addressed before a project is started.
Yes. Pre-built storage buildings do require a permit. They are treated the same as a site-built structure.
Yes. In order to build within a historical district, the homeowner must complete an application which will go before the Historic Preservation Commission for approval. Once the application is approved by the Historic Preservation Commission, the building permit can be issued.
Building permits expire if work is not started within six (6) months from the permit issue date.

At the present time there is no online procedure for obtaining a permit. You may download a permit application online, but it must be filled out and returned for approval and pricing. Payment must be mailed or brought to City Hall for processing. Please keep in mind that submission of an application does not clear you to commence work until it is approved and signed by the Codes Official.

Yes. A manufactured home has to be approved on a case by case basis. There is a fee based on the type of home (Ex. Singlewide or Doublewide). Permits are also required for electrical, mechanical, and water hook-ups.

The homeowner is considered to be the permit holder. It is the homeowner’s responsibility to obtain the proper permits that are required. The contractor may obtain the permit as part of the job, but the homeowner is responsible for making sure permits as obtained.
General Zoning Questions
In the City of Cordele, a Conditional Use Permit (CUP) allows certain land uses in a zoning district only if conditions ensure compatibility with surrounding properties. A few examples of projects requiring a CUP include places of worship, group homes, day care centers, and gas stations. Conditional Use Permits require the approval of both the Cordele Planning Commission and the City Commission. The typical review time of a CUP is approximately 45-60 days. A Conditional Use Permit application must undergo a 15-day public advertisement period.

A Preliminary Plat is a detailed first-stage subdivision plan that shows how a property will be divided into lots and developed before any construction, infrastructure installation, or final plat approval occurs. It is reviewed by the City to ensure that the subdivision meets all zoning, engineering, utility, transportation, and development standards. It is a conceptual approval that certifies the design meets City regulations. It does not create legally recorded lots—that comes later with the Final Plat. In the City of Cordele, a Rezoning is a formal process of changing the zoning district classification of a property so that different uses, densities, or development standards may apply. It is one of the most important land-use decisions a local government makes because it directly affects what can be built, how land may be used, and the intensity of development. A rezoning does NOT automatically approve a specific project—it only changes the rules under which a project can be considered. An example of a rezoning request is changing a R-4 to GC to convert a residential parcel to commercial use. A rezoning application requires the approval of both the Cordele Planning Commission and the City Commission. The typical review time of a rezoning is approximately 60-90 days. An example of a project requiring a Variance includes lot size, lot shape, lot width, topographic issues, existing conditions on infill lots, and utility easements or public infrastructure constraints. Plumbing Permits

You do not need a permit to replace bathroom fixtures, but a permit is required if you move the fixtures to another area in the bathroom. Refer to Municode, Chapter 5 (Buildings and Building Regulations), Article IV (Plumbing Code) Section 5-152 (103-Permits).
